Self-construction of a Passive Collective Building in Mandeure

DIY Home Building in Mandeure

Here is the testimonial from Jean-Pierre CAPELLI, self-builder of a passive collective building in Mandeure in the Doubs department, Bourgogne-Franche-Comté region.

The building features a total living area of 435 m² across two levels and includes 4 apartments intended for rental.

How did you discover EUROMAC2?

In 2011, I attended the Batimat exhibition in Paris to learn about various construction materials. I already had this project in mind but wanted to be well-informed before starting construction.

Why did you choose EUROMAC2?

Initially, I was unfamiliar with this construction method. I wanted to build a small, pleasant apartment building that consumed very little energy. My initial plan was to build with 20 cm concrete blocks and 20 cm of external insulation. However, I still asked an EUROMAC2 advisor to provide me with a quote.

When I compared the two options, I did not hesitate for a second; I chose EUROMAC2. For a price only slightly higher than traditional construction, when factoring in the cost of insulation, the EUROMAC2 system allows everything to be done in one go.

How was your relationship with your EUROMAC2 advisor?

He was always very pleasant and provided excellent advice. An important aspect for me was also his availability. Today, I call him less often now that the building is finished, but I have always been able to reach him easily and quickly when needed.

Did you build the entire project yourself?

Given the size of the building, I had to work with an architect and a project manager. However, the assembly was carried out by a mason and myself. I was on-site daily, and we worked together on this project. The secondary work, however, I primarily did alone.

Did you attend the free training at the factory?

Yes, absolutely. I think it’s a great way to help people like me who want to get started on building their own passive house.

It allows us to acquire the fundamentals.

Did you use the assistance service during the construction phase?

No, I did not use the assistance services. In hindsight, I could have, and I think it would have helped me significantly. I received the delivery in winter, so I pre-assembled certain components to speed things up once on site.

How did the BBC certification by Bureau Veritas proceed?

Regarding the EUROMAC2 product, everything went smoothly. However, it was more complicated for other products such as windows or gas. That's when I realized that the EUROMAC2 product was truly a well-researched and accomplished product.

Did you easily rent out the different apartments?

Yes, absolutely! I knew two of the tenants who wanted to rent from the very beginning of the construction work. They were already convinced by this type of process and knew they would be moving into a comfortable passive dwelling.

Regarding comfort, have you received feedback from the tenants?

Of course! They are all very happy to live in a passive energy building. They often mention the comfort, but also the negligible amount of their utility bills.

Each 80 m² apartment consumes less than €180 for 6 months of heating and hot water production, specifically during the winter period.

What would you say to people who wish to build a passive building?

They can contact me without any problem if they want information or feedback on experience in constructing a passive building.
